Signs your roof needs attention

In the Northeast, ice dams are their own category. Warm attic air melts snow on the upper roof, the water refreezes at the cold eave, and the backed up water travels under the shingles into the wall and ceiling below. Correcting that leak means addressing attic insulation and ventilation, not just the shingles.
Repair or replace: how we decide
This is the question every homeowner asks, and the honest answer depends on the age of the roof, the extent of the damage, and whether the deck below is sound.
- Repair usually makes sense when damage is localized, the roof has significant life left, and the shingle can be matched
- Replacement usually makes sense when damage spans multiple slopes, the shingles have lost their seal broadly, or the roof is near the end of its service life
- Deck replacement is required where sheathing is soft, delaminated, or rotted from a long running leak
- Ventilation and insulation corrections are included when the attic conditions caused the failure
Roof damage and insurance claims
Sudden roof damage from wind, hail, or a fallen tree is generally covered, while gradual wear, age, and deferred maintenance are not. Some policies pay replacement cost and others pay actual cash value on older roofs, which changes the outcome considerably.
